Pet stain and odor removal in Thousand Oaks

Pet stain and odor removal is the treatment of urine and accidents in carpet, down to the pad when they reach it. In Thousand Oaks, Maid VIP, our affiliated partner, quotes it per spot, with an enzyme pre-treatment and a subsurface extraction. How far the urine has spread sets the price.

A family room with a pet bed and a water bowl, and a freshly treated patch of carpet.

What happens on the visit

Urine doesn’t stay in the fibers: it can soak through the carpet into the pad below and, the Carpet and Rug Institute notes, perhaps into the subfloor. A treatment has to reach as far as the urine did.

Heat works against it. The Carpet and Rug Institute says not to steam clean urine spots, because the heat sets the stain and the smell, and Engineered Floors, which makes carpet, says not to put heat or hot water on a urine stain.

Renting in Thousand Oaks with a pet

About three in ten occupied homes in the city are rented: the Census Bureau puts the owner-occupied share at 70.8 percent for 2020 to 2024. Pet spots can become a move-out question, and California lets a landlord deduct for cleaning only to bring a unit back to the cleanliness it had at move-in, never for ordinary wear and tear, which for carpet includes moderate dirt or spotting: move-out carpet cleaning and the deposit.

Before the cleaner arrives

A few minutes of getting ready keeps the visit on time and the price where it was quoted.

  • Show every spot you know of, old ones included.
  • Say whether it was a cat or a dog, and roughly how long ago.
  • Skip the steam cleaner and hot water on urine before the visit.
  • Keep pets out of the treated rooms until the carpet is dry.

Pet stain and odor removal questions

Short answers, with their sources below; the guides go further.

What does pet stain removal cost in Thousand Oaks?

National figures: $40–$300 for stain removal, depending on severity, or $30–$50 per hour for pet stain and odor removal; deodorizing adds $0.10–$0.30 per square foot. Maid VIP quotes it per spot, with an enzyme pre-treatment. The cleaning company confirms the price before any work.

Why does a pet smell return once the carpet is cleaned?

Often because the urine has gone below where a cleaning reaches: into the backing, the pad or the subfloor. The Carpet and Rug Institute adds that products which only mask an odor can let it come back when the air is humid: why pet odor comes back.

Can I use a steam cleaner on a urine spot?

No. The Carpet and Rug Institute says the heat sets the stain and the smell. It suggests extracting the spill with a wet vacuum and rinsing with cool water instead.

Will the smell be completely gone?

Not always. The Carpet and Rug Institute says complete odor removal is unlikely unless cat urine can be completely removed. Where urine has soaked the pad, the pad may need replacing, and that is flooring work this site doesn’t refer.
