What happens on the visit

A wood floor is cleaned on top of its finish, never into the wood. The National Wood Flooring Association says not to use wet mops or steam mops, which damage the finish and the wood over time, and recommends a cleaner made for the finish on the floor.

Engineered wood, laminate and vinyl plank each come with their maker’s own rules, and they don’t all agree; cleaning without voiding the warranty sets them side by side.

Wood under old carpet

More than half of the city’s homes were built in the 1960s and 1970s, by the City’s Housing Element, and lifting their old carpet can turn up a wood floor. Test its finish before anything wet goes on it, with the American Hardwood Information Center’s check: a tablespoon or two of water on a well-walked spot. Beads mean the finish still protects; water that disappears into the wood at once, leaving a dark spot, means the finish is seriously worn. If what turns up is old vinyl tile or its adhesive instead, stop: the U.S. EPA lists vinyl floor tiles and their adhesives among the places asbestos is found, and says not to sand or scrape them. What can be under the carpet covers both.

Before the cleaner arrives

A few minutes of getting ready keeps the visit on time and the price where it was quoted.

  • Move rugs and light furniture off the floor.
  • Say whether it is solid wood, engineered wood, laminate or vinyl plank.
  • Mention any oil soap, wax or polish used on it before.
  • Ask what the cleaner will use, and check it against your maker’s care sheet.

Hardwood floor cleaning questions

Short answers, with their sources below; the guides go further.

What does wood floor cleaning cost in Thousand Oaks?

Homewyse’s starting estimate is $0.49–$0.61 per square foot, before local adjustments. Maid VIP estimates $0.40–$0.80 per square foot for a maintenance clean, $0.80–$1.30 for a deep clean. The cleaning company confirms the price before any work.

Can a steam mop be used on wood floors?

No. The National Wood Flooring Association says wet mops and steam mops damage the finish and the wood over time, and Shaw’s hardwood care advice says the same.

Is a cleaning the same as refinishing?

No. A cleaning lifts soil off the finish. Refinishing sands the floor and puts on a new finish, costs $3–$8 per square foot on Angi’s figures, and is flooring work that needs a Contractors State License Board license unless it qualifies for the state’s minor work exemption; this site doesn’t refer it.
