Water in North Ranch
Calleguas Municipal Water District lists California Water Service as serving the eastern areas of the city and the City’s own utility as serving central Thousand Oaks; its list doesn’t name North Ranch, so check an address on the maps linked from the City’s Water Providers page. Cal Water’s 2025 report puts its main source at 140 milligrams per liter of hardness, and the City’s report on 2024 testing puts its main supply at 148: both hard on the U.S. Geological Survey’s scale.

Homes and floors in North Ranch
North Ranch stayed outside the city until January 1973, when Thousand Oaks approved its annexation. In 2011 the City of Westlake Village’s planning director told the Thousand Oaks Acorn that people who live in North Ranch assume they live in that city. Behind it, the Conejo Open Space Conservation Agency’s North Ranch Open Space covers 2,604 acres of the Simi Hills, sandstone cliffs among them.
The Woolsey Fire burned into North Ranch in November 2018: the Acorn reported that at least five homes on Oak Place Drive went up in flames. Houses that don’t burn can still take in smoke and ash, and the U.S. EPA warns that ash from burned buildings generally carries more harmful chemicals than forest ash, so it is cleaned with a HEPA vacuum and a respirator: ash and smoke indoors.
When a visit takes in rugs and upholstery as well as carpet, the visit builder adds each line at published rates, and reading a sofa’s cleaning code shows what a fabric will allow before anyone arrives.
